Xbox Through Tv Tuner?

I know (at least think) it's possible to run an Xbox or other game console through a TV tuner and then output the video to a monitor. Would there be much noticable lag by doing something like this? I know most tuners have a 5 second delay on all incoming signals in order to allow replays of live feeds, but once this is disabled, would it be possible to game? Has anyone done this before?

There are some tuners out there that specifically market lag free gaming as a feature.

I tried using my Xbox on a tuner a couple years back and the lag made it practically unplayable.
