need help getting 250MHz on Corsair 4000pts

I can't get the 2048-4000PTs that I have prime95 stable...

 

I've put the CPU multiplier down to 6x,

Vmem = 2.8V,

Vcpu = 1.35 x 1.144% = 1.5444

1T timing,

1:1 mem dividor,

4x HTT multiplier,

All over voltages are at stock,

 

and the memory settings are:

 

Command Per Clock (CPC)....................... - Enabled

CAS Latency Control (Tcl)..................... - 3

RAS# to CAS# delay (Trcd)..................... - 4

Min RAS# active time (Tras)................... - 10

Row precharge time (Trp)...................... - 4

Row Cycle time (Trc).......................... - 14 Bus Clocks

Row refresh cyc time (Trfc)................... - 20 Bus Clocks

Row to Row delay (Trrd)....................... - 02 Bus Clocks

Write recovery time (Twr)..................... - 03 Bus Clocks

Write to Read delay (Twtr).................... - 02 Bus Clocks

Read to Write delay (Trwt).................... - 03 Bus Clocks

Refresh Period (Tref)......................... - Auto

DRAM Bank Interleave.......................... - Enabled

 

DQS Skew Control.............................. - Auto

DQS Skew Value................................ - 0

DRAM Drive Strength........................... - 08

DRAM Data Drive Strength...................... - 04

Max Async Latency............................. - Auto

DRAM Response Time............................ - Fast

Read Preamble Time............................ - Auto

IdleCycle Limit............................... - 256 Cycles

These timings should be pretty relaxed but I can only get prime95 stable (tested for 3 hours) up to FSB of 243MHz... A LONG WAY OFF 250MHz.

 

Adding more voltage to memory doesn't help. Does anyone know what the Tref should be for these dimms? 7.8us??? 15.6us??? Also, what should the drive strength and data drive strength settings be for these dims?

 

Someone please help, I've been trying for a while here.
